We've been our house for almost 6 years and have always taken good care of the carpets. We've already had to lower the price even though we just put a new roof and new siding on it. Husband wants to sell and move somewhere bigger. Yesterday my 6 year old got ahold of some bleach (that hubby left in their bathroom) and in seconds my hallway carpet was splotched with pinkish white spots.

What should we do? If we spend $2500 to $3000 putting new flooring in we can't recover it in a sale the way the market is. I guess we could put laminate in the hallway and leave the carpets, but we'd have to cut and put thresholds. If we replace the hall flooring we have to replace the stairs and if we do that it'd look strange not to replace the living room flooring. I might could have carpet installed for under $2000 but unless I get berber I risk the kids doing something else to it.

I could leave it but if I were a buyer and saw those spots I'd ask for a carpet allowance. We can't really afford to sell much lower. As it is I don't think we'll end up with enough for a down payment and moving expenses. We'd probably end up having to rent for a few years.

Ugh.

And yes I am fully aware that we have the option not to sell and may come out better if we don't but try telling that to my husband.

I don't remember the details, but I have heard that you can dye carpets. I don't know if you could get it to even out, but it might be something to look into.

Could you patch it? We had a portion in our last house where the carpet was ruined, and we cut a piece out of the closet and patched it. Call the carpet company and ask how much they charge to patch it for you.

Another option is to cover the spots with an inexpensive carpet runner.

I don't recommend dyeing carpet in a high traffic area such as a hallway. I had carpet dyed before where the previous tenants had spilled bleach. After a few months, the spot was showing again.

I would consider replacing it with low cost carpet, and just hope you can avoid any further mishaps until the house is sold.
Good luck with whatever solution you decide tp pursue!

That's what I'd do. I get really low quality for $10/yard, and spec home quality for $12-$14/yard.

It's a terrible time to sell and you admit you'd probably have to rent for a few years, throwing money (think tax deductions) into the toilet. The white spots on the carpet may be just one thing to keep the house from selling. Wink Wink

I agree with the suggestion to see if it can be patched or plugged. If you have any remnants it should be very easy, and if not maybe you can get some pieces from an out of the way area.

LOL. Good advise. Depending on where you live it may or may not be a time to sell. House values have almost stopped falling. I am in the mortgage business and if is almost always cheaper for the seller to fix it--rather than give a concession to the buyer. If you sell fix it--dye, or replace with cheap carpet. Don't do the runner--it won't fool a buyer and they would want to know what else you "covered up."

Not only that, but if they manage not to notice the cover up prior to the sale closing....you still might end up putting carpet in to keep yourself out of court. You might try letting buyers know that the carpet in hall will be replaced prior to close. Then just do it once you have a contract, and do your level best to match the carpet. Just a hallway won't cost much - maybe $300-$400 depending on how big/long your hallway is. Whatever you do, just don't try to cover it up.

I just realized who you are!!

A four bedroom/ two bath house on one (treed) acre down the street from me just sold, after 154 days on the market for $97,000. It's less than 8 years old and bigger than my house. We paid $109,000 9 years ago. Those people took a huge loss.

This is a horrible time to sell in our area. So many homes are in foreclosure and have sold for half their worth... because the people who moved out destroyed them....

Geeesh, that is cheap. My little 2 bedrooms 1 bath was appraised for $650,000 back in the days of the big housing boom. People knocking on my door trying to get me to sell it. Those days are gone...

The price of houses depends on where you live. Our house is under contract, but they knocked the price down 9k, we pay closing costs and this is after spending $$$ on all new interior paint and carpeting. We did this after everyone was out of the house. All told, we will be breaking even. We are renting the house we are in now because we want the flexiblity to move without another mortage over our heads.

This family has gotten themselves a sweet deal, huge fenced yard, great schools,wonderful neighborhood,etc etc,3bed/2bath and bonus and library 160K and no closing costs.

I think we're in a recession and headed for a depression again. Certainly the housing market points to that.

What's going to happen when there are more homes sitting in foreclosure than there are houses filled with families? Banks should consider giving each mortgage holder a once in 30 years period where they can put a payment or two at the end of the loan. I think a lot of families might be able to bounce back if they just had that option....

People notice carpets very quickly. Just covering it up as others have noted could lead to trouble. I'd patch it, replace it, or otherwise fix it as inexpensively as I could without having look patched or fixed.

Economically, the data are truly mixed. It's unlikely that we're headed to a great depression level of stress. There are too many factors on the positive side that would keep us going there. Even going back to a 1983 or 1984 scenario is fairly unlikely.

At the moment, the data are such that the Fed doesn't know if it should tighten to prevent inflation or loosen the reigns to kick start the economy.

It's a very wierd, wierd time to be an economist.

You need to fix the carpet in one of the ways mentioned above or make an allowance for it. Hiding it is the same as lying to a perspective home buyer. To me, if you want God's blessing on the whole transaction you need to be honest and above board. To me it would be a sad witness for a Christian to try to "cover up" a blemish like that.

You don't have to replace the whole carpet. A good carpet guy can replace the bleached portion. But don't cover it up or try to dye it. I'm in Real Estate and believe me ~ one of the first things buyers notice is the flooring! It seems to set the tone for the whole house. If you fix it yourself, and not give an allowance, it will be cheaper for you.

The problem with replacing the carpet is the open floor plans ('Laurel' is the wife of one of my Pastors) means the living room carpet runs right down the hall, etc. After 7 years, even of very clean living, things change colors. Trying to match the living room and bedrooms will be tough. A different color would look quite odd, with this layout.....

Sounds like limited options are available. Depending on the cost and the size the of total area, I'd consider recarpeting. The cost of it really is composed of three things - the cost to recarpet less the cost of the additional time on market if you don't fix it, and less the cost of the carpeting allowance you would likely have to pay anyway.

I'm guessing you're still slightly better off to go ahead and fix it. Just a guess though, and worth whatever it is that guesses are worth.

Of course, with real estate sales the way they are in Villa Rica, I think I'd wait til I had a hot prospect and THEN worry about replacing the carpet!

We haven't even had any calls for people to come see it. For what it's worth, I never considered covering it up. Patching isn't really an option either. There's no possible way to match this carpet with 6 years of wear on it. Eventually if we don't sell the house, we'll do some or all wood or laminate flooring.

We've left it as is. I don't have the money to put into it. Anything we do to this house will be throwing away money. I'd rather make a $1000 carpet allowance than to pay $1000 for new carpet and then have them still offer less. With all the forclosures around here, no one is interested in paying non forclosure prices. If it were my choice, I'd take it off market and wait but dh still wants to sell.

I think the allowance would work better for you, than replacing it anyway. The new buyers might want to replace it all with wood and tile, and therefore look at a carpet allowance as a really positive selling point. Personally, I hate carpet and can't wait until I can afford to rip all the carpet out of my house and put in wood.
